TurboTenant is leasing-first. Its core product covers listing rentals, screening tenants, applications, lease agreements, and rent collection. Bookkeeping is not part of the free or Essentials plans: accounting, powered by REI Hub, comes with the Pro plan or as a separate paid subscription. Vuuv is an all-in-one business app with the books built in: double-entry bookkeeping, bank sync, and tax reports come standard, and Vuuv also supports self-employment income alongside rentals.
As of August 2026, both have a free tier. TurboTenant's paid plans are annual: Essentials at $149/year and Pro at $199/year, and accounting (powered by REI Hub) comes with Pro or as a separate subscription priced by unit count. Vuuv's paid plan starts at $12/month with bookkeeping included, plus a 30-day free trial. TurboTenant's rates scale with portfolio size, so confirm current pricing on each site before deciding.
Not on the free or Essentials plans. Accounting comes with the Pro plan at $199/year, or as a separate subscription, powered by REI Hub, which TurboTenant acquired in December 2024. To its credit it's genuine double-entry rental accounting, with automatic import of rent payments, bank sync, Schedule E reports, a balance sheet, and depreciation tracking. But it's rental-only: there's no invoicing for other work and no way to book non-rental business income. With Vuuv, double-entry bookkeeping and those reports are part of the $12/month plan, alongside Schedule C for any other business you run.
It has a mileage log, and it asks for the fields the IRS expects: date, miles, vehicle, and the purpose of the trip. What it does not do is record the drive for you. TurboTenant's own guidance is that if you want automatic tracking you use a separate mileage app, enter a summary figure in TurboTenant, and keep the trip-by-trip records in that other app in case you are ever asked for them. That is two systems holding one deduction. Vuuv records the drives itself and keeps the detail in the same place as the books.
No. The mileage log is manual entry, which is why TurboTenant points people to a separate tracking app for the automatic part. Vuuv's mobile app detects trips in the background on Drive Free, Drive, Pro, and Elite, applies the IRS standard rate for the year, and files the miles with your rental income and expenses so they reach your Schedule E without an export step.
TurboTenant. It is purpose-built for the leasing side, with listing syndication to 20-plus sites, online applications, and free tenant screening for landlords using TransUnion data. Vuuv does not offer listing syndication, rental applications, or tenant screening. Vuuv focuses on the financial side: rent collection, the tenant ledger, rent roll, and tax reporting.
Yes. Vuuv tracks rentals with Schedule E reports and self-employment income with Schedule C reports in the same app, along with invoicing, estimates, time tracking, Projects, and 1099-NEC generation. TurboTenant is built specifically for long-term residential landlords, not general business accounting.
No. TurboTenant can charge tenants rent, deposits, and fees, but it can't produce an invoice for anyone who isn't a tenant. A landlord who also does contracting, property services, or any other client work can't bill from TurboTenant, and there are no estimates. Vuuv includes invoicing and estimates with online card and ACH payments.
Only if you pay for accounting. Bank and credit card syncing is part of TurboTenant's accounting product, which requires the Pro plan or a separate accounting subscription. On the free and Essentials plans, expense tracking is manual entry. Vuuv includes bank feeds through Plaid on Pro and Elite.
Yes. You can export your transactions as a CSV and import them into Vuuv, then set up your properties and tenants. Keep in mind the two tools have different strengths. If you rely on TurboTenant for listings, applications, and screening, you may keep using it for leasing while running your books in Vuuv.
